LET’S EXPLORE THE ROLE
This is a new and exciting role where you will provide Property Services for BAI Communications Australia. This includes negotiation and securing tenure to new or existing properties across the country in a cost efficient and timely manner for BAI to ensure we can fulfil our commitments to customers and our business plan. We are open to considering Property Graduates who are hungry to learn, proactive in their approach and eager to learn and work with others.
Key Responsibilities:
- Provide a high level of service to other business units in relation to property related inquiries.
- Manage commercial leases and / or licences including effective control of option agreements and negotiating rents; ensuring obligations including rent reviews, option notices and outgoings adjustments are actioned appropriately.
- Review the need for, and where required, apply for landlord and regulatory for relevant work proposals and what consents are required (may include site inspections where required)
- Represent BAI Communications to landlords/facility providers, developing and maintaining constructive and beneficial relationships, and to facilitate access for current and future projects.
- Manage Property financial management functions processing and reconciliation of rental, rates and land tax payments and other outgoings, ensuring compliance with lease obligations and identifying savings opportunities.
- Maintain communications with other work areas to report progress and advise of any issues which may affect them.
- Appoint and manage external consultants.
- Maintain an accurate and current database of leases and key property and landlord information through our lease management software Progenesis.
- Undertake Property portfolio management tasks as directed.
- Identify emerging issues and decisions in relation to lease administration and deal with issues and approvals in a proactive manner.
- Ensure management and adherence to prescribed milestone dates.
LET’S HEAR ABOUT YOU
- You will have practical experience in a property related field and of handling associated issues, including an understanding of property contracts.
- Basic understanding of the planning, environmental, and heritage frameworks and application for building projects will stand you in good stead.
- Be comfortable to work independently in processing of property related invoices, undertaking data analysis and reconciliations
- Working knowledge of Microsoft Office Suite (Excel, Power Point, Office, etc) is a must
- You will be confident to present information verbally and in writing to appropriately address the audience
- Dedicated to meeting the expectations and requirements of internal and external customers.
